The answer depends less on trying to predict the perfect time to buy and more on your personal finances, your timeframe, and the specific DFW neighborhood where you want to live.

The DFW Housing Market Has Become More Balanced

The Dallas–Fort Worth housing market looks very different from the intense seller's market many buyers experienced a few years ago.

According to MetroTex, 7,973 single-family homes sold across DFW in July 2026, down 4% from July 2025. The median sales price was approximately $400,000, down just 1% year over year. At the end of July, DFW had 32,677 active single-family listings and 4.5 months of inventory.

For buyers, this is important.

More inventory generally means more homes to compare, more time to make a decision, and more opportunities to negotiate price or terms.

The Texas Real Estate Research Center also reports that DFW home-price declines have been moderating and that the market is moving closer toward stabilization.

But Mortgage Rates Still Matter

The biggest challenge for many buyers is affordability.

As of August 20, 2026, Freddie Mac reported an average U.S. 30-year fixed mortgage rate of 6.65%. This is a national average, so your actual rate can be different depending on your credit, loan type, down payment, lender and other factors.

At a rate in this range, the monthly payment can be significantly higher than it would be at a much lower mortgage rate.

That is why waiting for rates to fall can sound attractive. However, there is an important question to consider:

What happens if mortgage rates fall but home prices or competition increase?

There is no reliable way to know exactly when rates will fall or where home prices will be next year.

So, Should You Buy Now?

For many buyers, waiting is not automatically the better choice.

Today's DFW market offers something buyers have not always had: choice and negotiating power.

It can also make sense when you find the right home in the right location at a price that works for your budget.

The current DFW market gives buyers more room to evaluate those factors carefully.

You do not necessarily need to find the absolute bottom of the market.

Instead, focus on finding a home that meets your needs and a financial structure that you can comfortably maintain.

Don't Just Look at the Interest Rate

One of the most common mistakes buyers make is focusing only on the mortgage rate.

Your real monthly housing cost can include:

Principal + interest + property taxes + homeowners insurance + HOA fees + maintenance

Texas property taxes can make a meaningful difference between one DFW city and another. A home with a lower purchase price does not necessarily have a lower overall monthly cost.

For example, when comparing two homes, look at the complete monthly payment, not just the listing price.

What About Buying New Construction?

New construction deserves special attention in DFW.

Buyers may find builder incentives, rate buydowns or other financing and closing-cost incentives that can change the overall economics of a purchase.

The Texas Real Estate Research Center reports that buyers are adapting to higher mortgage rates while benefiting from improved inventory and greater choice.

That means today's buyer should compare:

New construction vs. resale

and not simply assume one is automatically cheaper.

Compare the purchase price, incentives, property taxes, HOA costs, upgrades, closing costs and expected maintenance.

There is no reliable way to guarantee that buying today will produce a better financial result than buying in 2027.

“Should I buy now or wait?”

A better question may be:

“Is there a home I want, in a location I like, at a price and monthly payment I can comfortably afford?”

If the answer is yes, today's more balanced DFW market may give you an opportunity worth exploring.
